REMBAWANG Holdings Sdn Bhd has unveiled 97 SCOTT, a freehold high-rise residential development in Brickfields with a gross development value (GDV) exceeding RM100 million, marking the company’s debut in the high-rise residential segment.

Strategically located along Jalan Scott, the 38-storey development comprises just 97 duplex units on a compact 0.33-acre site, offering what the developer describes as a low-density urban living experience in one of Kuala Lumpur’s most connected and culturally vibrant districts.

Founder and Group Executive Chairperson of Rembawang Holdings, Datin Sri Dr Kamisah Johan, said the project reflects the company’s commitment to bringing award-winning development standards to a wider segment of the property market.

The developer has established a reputation through projects such as Teringin, Sri Ukay, which won multiple accolades including Residential Development of the Year in Malaysia at the Asia Pacific Property Awards 2020–2021, and its Grade-A corporate tower at Persiaran Lidcol, which was acquired en bloc before completion after winning Best Office Architecture in Malaysia at the Asia Pacific Property Awards 2022–2023.

Designed by Cipta Teguh Architects Sdn Bhd, 97 SCOTT features a sculptural architectural form with cascading terraces that are expected to become a distinctive addition to the evolving Brickfields skyline.

Founding Partner and Executive Managing Director of Cipta Teguh Architects, Ar. Lew Chieh Seong, said the development was conceived to balance contemporary urban living with the cultural identity of the surrounding neighbourhood.

“97 SCOTT was designed with an emphasis on visual harmony and modern urban functionality, where its orientation and spatial planning maximise natural light, ventilation and seamless indoor-outdoor living, complementing the rich cultural character and heritage fabric of the surrounding district,” Lew said.

A key differentiator of the development is its low-density configuration, with no more than eight units on each residential floor. The design prioritises privacy, exclusivity and comfort amid the increasing density of Kuala Lumpur’s urban landscape.

All units feature duplex layouts complemented by private sky gardens, while most residences offer panoramic views of some of Kuala Lumpur’s most recognisable landmarks, including Merdeka 118, the Petronas Twin Towers and The Exchange 106 in Tun Razak Exchange (TRX).

The launch also saw the formal appointment of China State Construction Engineering (M) Sdn Bhd (CSCEM) as the project’s main contractor.

CSCEM is part of China State Construction Engineering Corporation (CSCEC), the world’s largest construction company by revenue. Its Malaysian portfolio includes landmark projects such as The Exchange 106 and the Jesselton Twin Towers in Sabah.

Deputy General Manager of CSCEM, Xu Xiao Bing, said the company was well-positioned to undertake technically complex developments in dense urban environments.

Connectivity remains one of the project’s strongest selling points. The development is located just 450 metres from the Tun Sambanthan Monorail Station and approximately 750 metres from KL Sentral, offering seamless access to the MRT, LRT, KTM Komuter, Monorail and KLIA Express networks.
